The home also sits on a double-lot with a three-car garage, both rare, highly desireable elements in homes in the Chautauqua-area Broadway corridor.

With a lot size of 13,504 square feet, the lot is approximately double the standard lot size found along homes in the Chautauqua-area Broadway corridor, and an outlier — he estimates less than 10 percent of homes in that area have a double-lot. A double lot gives room for a buyer to potentially add significant additions to the home as larger homes have attracted Boulder buyers and residents in recent years.

The home’s two-story, three-car garage also gives potential buyers a desirable feature, not many neighboring homes have. Many families at this price point have extra vehicles they want to store in a garage. In addition, the second story presents an opportunity for an accessory dwelling unit (ADU).

Paul says the property has been approved for an ADU in the past, opening up the possibility that buyers could convert the garage’s second story into a unit or build a new one on the lot’s ample grounds. In recent years, the city has prohibited ADUs in the neighborhood, but the past approval opens up the opportunity for this home.

Covid-19 has, of course, severely slowed Boulder’s typically booming spring real estate season, but activity has picked up, Paul says. In the 30 days in April, only 50 homes came on market, while the first seven days in May, saw 26 homes come to market.
